One 1st South is a proposed mixed-use development that prioritizes egality and social cohesion by providing dignified spaces for affordable housing, social services, and small business start-ups. Located in central Rexburg, only one block away from the large Brigham Young University-Idaho campus, this location is ideal for providing much-needed resources to students and the surrounding community.

Inspired by the patchwork of building styles and eras found in various heritage neighborhoods in New York City, and taking local community concerns and design ordinances into consideration, the facades of the building have been purposefully divided into 5 distinct facades to prevent monotony and add further interest to the city's streetscape.

By design, market-rate apartments and retail spaces are intermingled with subsidized spaces to promote a strong sense of community and equality among residents and tenants of various income levels. These units also provide a source of income to help offset the running costs of the the building's family crisis center, halfway house, refugee relocation housing, counseling services, and other social programs.
